HAMLYN Heights is set for further development with the sale of 1000sq m of prime land.

Supported by developments either side and a north-facing rear orientation, 35 Logan St passed in to a local developer at $610,000 when it went to auction.

Wilsons Real Estate, Geelong agent, James Wilson said the contract was inked straight after the auction “at a considerably better figure”.

“It’s someone looking to utilise the land as a multi-unit site, it had a really good response through the campaign which just shows that the unit market is really sought after, and the area is great for that,” he said.

The vendors of the property cleared it prior to auction to tantalise developers.

The parcel measures 1015sq m, and formerly held a 1950s house in disrepair, and was vetted largely by local developers.

“It wasn’t really recoverable or of any real use for someone trying to renovate, the vendors decided to clear the site to make it more conventional,” Mr Wilson said.

“It certainly added to the value that the buyers didn’t have to pay for demolition costs, it’s a clear site ready for them to go seek their plans and permits.

“Over time there’s been a real precedent set for multi-unit site set in that area for the general size of the land and the amenities.”
